6. SECURITY DEPOSIT: (…) In case of damage and/or losses to the building, this security deposit will be used for compensation, such for the amount of the damage and/or losses, notwithstanding Landlord’s right to request further payment of damages and/or losses, which can not be covered by the security deposit. In the event of default by the Tenant under this Agreement this Security Deposit is to be forfeited by Tenant as damages sustained by reason of Tenant’s defaults such as but not limited to loss of rent, loss of interest, loss of revenues, damages to the property, damages to fixture, furniture and equipment, cost of replacement of signs, third party claims.
